Lucas Gusher Industrial Complex has commercial tracts of property that have frontage on a main thoroughfare in this area. The director of Operations of Lucas Gusher Industrial Complex ("Management") will consider "build to suit" tenants with approved credit and under certain circumstances.
Our largest commercial tract is about 2.5 acres and has about 600 foot of frontage on West Port Arthur Road (see the map). West Port Arthur Road, widened to four lanes in late 2002, is becoming one of the main arteries linking the Beaumont Metro area to Port Arthur and surrounding communities. There has been a visual increase in traffic experienced since the widening of West Port Arthur Road. According to the Texas Department of Transportation, the traffic count for the year 2010 was 8,500 cars and 2002 was 6,800 cars in a 24 hour period.
